I have done classes at well over 100 real estate offices. I very rarely find real estate agents who truly understand the problems real estate owners are experiencing as it relates to taxes. My husband met James by chance at an open house and liked him immediately. James went above and beyond over and over with us.James had a process of introducing us to neighborhoods and helping us figure out how much our money was worth in each neighborhood and what our actual values were. In this market, you probably can't afford everything you want, so working out the balance of your needs really helps, and James is good at helping you work through it.He gave us blunt assessments of the properties we were interested in, pointing out key structural problems that I wouldn't have noticed. I'm pretty handy and I think I know stuff but James has contractor experience and is at another level. Just that advice would have been an extremely valuable education.He was very low pressure, adaptable, and understanding. When he thought a property would cause us problems he let us know and valued our time. His estimate of where offers would come in was right on.James recognized the games that sellers are playing now with low asking prices and could predict which places would go 20%+ over asking so we didn't waste our time. I've followed up, and his predictions were really good. James was really low pressure, which I very much appreciate. When we waffled or when we wanted to make offers that were below his predictions, there was no pushback or judgement. When we made our final offer, we weren't quite the highest, but the combination of preparations we had made and conditions we could offer due to Jame's advice on how to get set up to make the purchase made ours the winning bid.After the offer was accepted, he continued to work with me on things that made our purchase experience better, like finding a reputable HVAC person to install air conditioning. We met James by chance when looking for our first house purchase. On top of the usual agent skill set, he is very knowledgeable, leveraging on his previous experience as general contractor. He can confidently assess the quality of plumbing, electric system, heating etc., and also has a good grip on the needs and costs of remodeling. We spent I believe over one year looking for open houses, trying to match a "nice house" demand with a "definitely not nice-bay-area-house" budget, and he has been patiently answering our questions all that time. And the same question multiple times. Communication was good, and if anything I might have wanted him *more* "blunt". Purchase went very smooth (conditions were present where it might have gone less so), and James's crew had a big role in make that happen. He was not afraid of inspecting the house after it become empty, and he did ask a few times if we wanted him to arrange an inspection together with the previous owners. He is still supporting us even after the completion of the purchase.
